Dallas-based Woods Capital Management has set a potential date to begin building a new office tower along U.S. 75 between McCommas Blvd. and Monticello Ave. The development, dubbed The Ivy, is slated for what is now the McKool Smith building at 5025 North Central Expressway, according to aThe scope of the project should bring 185,000 gross square feet of office on a 174,000-square-foot podium garage just north of the booming Knox District. The building's height was not listed in the filing.

An affiliate of Woods Capital purchased the McKool building in 2018 and purchased several other properties earlier this year, according tofrom the Dallas Morning News. The firm told the publication at the time that the site would eventually hold two towers – one office, the other residential. Just south of the Woods Capital development, Knox District has become the new hot spot for office development and users looking to differentiate from the Uptown set., MSD Capital LP, High Street Residential and The Retail Connection are teaming up to bring another mixed-use project to Knox Street comprised of luxury residential units, a hotel, retail, offices and a park across four acres.to add a luxury high-rise called The Galatyn nearby along Monticello.
