A new filing with San Francisco reveals more detail and a new look for a proposed 12-story, 149-room hotel near Union Square.

The project was taken over last year by a new developer, Portland-based Schnitzer Properties, which last week filed a variance request with the city's Zoning Administrator. The ground floor will feature 2,690 square feet of retail space. About half of it will be occupied by an upcoming community-oriented, plant-based restaurant, according to a source close to the project who declined to share more detail at this time.
