Large industrial park proposed near St. Augustine

A St. Augustine physician and entrepreneur has proposed a large industrial park and intermodal exchange near St. Augustine as the area struggles to meet demand for industrial space — with residential and commercial development taking up much of the available land in the growing county.In order to develop the parcel as an industrial park, the owner, Dr. Roy Hinman, must get the land use changed from Residential B to Industrial on the Comprehensive Plan as well as a rezoning.

The acreage has been mostly empty, save for one home on the property. The area around it is seeing new development, mainly residential. For instance, the third and fourth phase of the Entrada development will push that community to the property line of the Hinman parcel.The project would create up to 900,000 square feet of warehousing space and 54,000 square feet of what the developer is calling intermodel exchange. That could eventually include a commuter rail station.

Representatives also say Hinman is committed to maintaining the tree canopy on the property and impacting Moultrie Creek as little as possible.
