High demand and low rent for premium Market Street retail space has the attention of small to midsize businesses previously priced out of downtown. Big office tenants may be fewer in places such as mid-Market but local residents are not.

Long-time residents, recent transplants and a steady stream of students are in it for the long haul – and they need places to shop!

Grocery, pet supplies and dry cleaner are just a few of the needs that top the list of residents’ desires, while more lunch time and happy hour spots top the list for downtown workers. Requests for experiential offerings are also heard. It will take a minute to attract a grocery store even with a brand new, fully-furnished space that includes parking waiting in the wings at 8th and Market. In the meantime Trader Joe’s and corner markets capture the sales.

Fortunately for consumers who want to shop in their own neighborhood, not all businesses are holding their breath waiting for policy changes, or for the City to solve for office vacancy. Businesses are moving in now and locking in low rates for longer terms.

The 11th Annual More Than 2 Blocks of Art is an event which features art and music at over 20 locations within the four block stretch. Ten of the art exhibits are in available retail spaces.
