While Gard declined to disclose Robinhood as the tenant at One Platte, he said that since beginning the marketing for the sublease in the last few weeks, the property has already seen decent activity. Gard has toured three groups through the property, and has fielded 10 inquiries.
The office is not yet built out, but per the tenant allowance from The Nichols Partnership that Robinhood negotiated into its signed lease, the firm is working on building out the space to attract new groups to the space. That build-out will include adding conference rooms, huddle rooms and kitchens, so that all a new company would have to do was get furniture and start working.
Despite the number of sublease spaces hitting the market right now, Gard said that activity from companies looking for offices has picked up recently. and hire about 800 people. The company received an offer of approximately $9 million in tax incentives to do so, but those job-growth tax incentives from the Colorado Economic Development Commission would only pay out if it were to create 791 local jobs over the following eight years.
