When the state government announced its plan for transport-oriented development around key Metro and train stations last year, it came with a promise of up to 15 per cent affordable housing.

Centre for Independent Studies data shows apartment sale prices are only 8 to 11 per cent above the cost of supply, compared to 40 to 60 per cent in parts of the eastern suburbs and north shore.
