A 7-acre parcel that was once slated for 19 homes has been changed to allow for commercial development in St. Johns County.
The development is called Edgewater Business Center, located approximately 1.3 miles east of Interstate 95 on the eastern side of Race Track Road and just south of State Road 16. The property was previously zoned Planned Unit Development and was going to be used for single-family homes. The new zoning is also PUD but with uses that include light industrial, commercial and office.
Another proposed development, Integra SR 16 PUD, was withdrawn by the applicant. Representative Ellen Avery-Smith said there are still some issues to be worked out even though the proposal received a favorable recommendation by the Planning and Zoning Agency.
