Short-term rental operators call for the national regulation of their own industry to become part of the solution to Australia's housing shortage and ensure their survival.

Analysis by international data company AirDNA suggested short-term rental supply had fallen in Australia's two major capital cities before the COVID-19 pandemic.

The Hobart City Council has banned new whole-home, short-stay accommodation in the inner-city area and Brisbane City Council has created a new rates category for short-term accommodation properties, hiking rates by 50 per cent. Charities across Australia are reporting increased demand for their services as the country grapples with a rental housing shortage.It concluded the cost to Australia of not providing sufficient public, social and affordable housing would be an extra $25 billion per year by 2051.

They should also have to pay their neighbours who have to put up with the noise, trash, drunken fights in the street at night, parties etc. I'd rather have neighbours then new strangers every week.

Should be a limit on air b&bs particularly is some costal towns, yes I’ve used them for holidays but found it ridiculous that almost every house where I’ve been has been in the street or area is an air b&b it needs regulation definitely. Where are locals meant to live?

In Sydney real estate agents are using airbnb to rent properties. Just think of that.

Interesting read. I'm not sure if short-stay operators understand how serious the long-term rental market is under pressure though. A home should always take priority over a holiday place surely. Yes, regulation is critical. Stressed renter here 🙁
