Diane is over 70 and lives on a pension, paying rent for a small apartment at the edge of Canberra. But when she was sent a letter asking her to pay more than 10 per cent extra, her future became uncertain.

Diane Asenoguan rents a modest apartment in Amaroo, in Canberra's north, but she loves it.

Ms Asenoguan said she had since spoken to other residents of her building, who all rent apartments from the same lessor, who said they had received the same letter. After moving into her apartment, Ms Asenoguan said she felt "blessed", and became friends with a number of other residents."For the people who are old, we've got shops all around us."

Better Renting executive director Joel Dignam said people like Ms Asenoguan were caught "between a rock and a hard place", forced to choose between the uncertainty of a month-to-month lease or the financial burden of a steep increase in rent."But what strikes me about Diane's situation is that she would be protected from excessive rent increases if she were on a periodic tenancy, but, like many people who rent, she wants the security of a fixed-term contract.
