Yes, the Land-Use Act of 1978 should be reviewed. It has failed to achieve some of its objectives. It has made it very difficult to secure title to land. Compensation provisions also need to be reviewed. Poor people living in rural areas and vulnerable people are most affected by the Land-Use Act. The failure is ascribed to problems inherent in the Act and poor implementation.Yes, real estate has to do with everything in our environment, ranging from the land to everything built on it.
My advice for younger people is for them to follow the process. Do not rush, your twenties are meant to clear the land. Don’t rush to build on uncleared land. Volunteer, learn, unlearn, relearn, try many new things. Fail and try again. Do not be ashamed of failure, it only means you are doing something worthwhile. Cry when necessary, ask for help when you need to but don’t be too demanding. Find a mentor, be deliberate about your actions.
