The currently vacant lot, located at 440 Lake Front in Toronto’s Beaches neighbourhood, hit the market last month. Not only is a waterfront property hard to come by, but listing agent Jennifer Loi notes that this particular lot is one of just a handful of properties with unobstructed beach access.

“There are only 14 homes that back onto the actual beach,” Loi said. “The other homes, there’s a street that you have to cross or it doesn’t actually foot onto the beach.” This type of property, Loi says, rarely comes to market as families typically hold onto them and pass them down to the next generation.

Although the lot might be vacant now, it won’t necessarily be staying that way. The sellers has plans in place to build a gargantuan four-level, 10,500 sq. ft home on the property, outfitted with just about every high-end amenity you could want in a waterfront oasis. Permits have already been approved to build an indoor swimming pool, sauna, steam room, theatre room, and elevator, just to name a few.

Renderings of the proposed home show multiple balconies, a basement with floor-to-ceiling windows at the back of the house, and an outdoor fireplace and water feature. Up on the roof there are a number of skylights to let in as much light as possible, which no doubt would be an attractive feature, but it’s the home’s sauna with its interesting curved wood design that really stands out.
