Ferber project approved after reduction in intensity

A St. Johns County project that addresses an obvious need but has a questionable impact will go forward, thanks in part to a compromise.

Due to concerns about traffic and the impact of the development, many neighbors, including representatives of the local campus of the St. Johns River State College, voiced serious concerns.Speaking to the County Commission at Tuesday's meeting, Ferber representative Ellen Avery-Smith said the area was perfect for this kind of development in the fast-growing county.This is a perfect location for multifamily housing, very close to the city of St. Augustine," she said.

Avery-Smith said her client agreed to reduce the building heights to 50 feet and reduce the number of residential units to 305. The developer also has the option to use the space for up to 95,000 square feet of commercial or a combination of commercial and multifamily that keeps the estimated peak-hour vehicle trips to 250.
