This $700K condo townhome is back on the market for over $50K less than it was purchased for last year. Realtor Othneil Litchmore believes the owner did renovations and is now putting the unit back on the market at a lower price to drive a bidding war.

Unit 56 at 1209 Queen St. E. is in a prime location right at the border of the Leslieville neighbourhood.

Centrally located, it’s steps away from public transit and only a short drive down Lakeshore Blvd E. and has easy access to the Don Valley Parkway and the Gardiner Expressway. Though the townhome went through recent interior upgrades, the building itself is older. Because of this, the home uses electric heating rather than forced air via ducts and vents, which is more common in newer builds. That means it has no central air conditioning.for insight about what to consider when purchasing a condo townhome in this condition.

“Possibly a younger family with maybe one child, that are probably not interested in living in a condo building, so this is the next best thing,” he said.The property was previously bought in September 2022 for $750,000. Between then and now, Litchmore said he believes that the previous owner did renovations to spruce up the unit and is now putting it back on the market at a lower price point to drive a bidding war.
