Shortfall of rental properties creates frenzied market, surveyors say

A shortfall of properties to match demand from tenants - causing a rise in the cost of renting - is striking in its consistency, surveyors say.

The Royal Institution of Chartered Surveyors said the proportion of its members reporting growth in demand was at a five-month high in March.Simon Rubinsohn, chief economist at Rics, said the rental sector was constrained by a lack of homes. Surveyors reported that tax and regulations were leading many landlords to consider whether to continue or sell up.

Although the imbalance between demand and supply - particularly for family homes - was pushing up the cost of renting, there were also warnings that tenants already faced financial strain from rising bills and prices. After months of searching, the family had to move out of their home earlier this month. But they hadn't found somewhere new, so they had to move back in with their families - which means Emily and her partner staying under different roofs.The family now have one goal: "To find a two-bed house, because then it'll have enough space for us three."The sales market was reported to be much calmer, with a lack of activity proving to be the key issue, according to RICS.

That’ll be the effect of the government making it much less profitable for private landlords, thousands of whom have sold up in response to tax and other changes to their business.

Couldn't move back to be near family down south due to rent prices and the prices in the Midlands are climbing scarily quickly as well.

The woke far left want more immigration and also want cheaper housing. The 2 are not compatible. One of my rentals is having a change of tenants and I've put the rent up 38%. The more woke this country becomes the more rich I become.

With something like 70% of housing stock in the UK not meeting Energy efficiency lvl C (proposed for renting) this will get worse. With current rates and valuations it’s cheaper to rent even with these crippling costs. The UK market is broken

Gee I wonder why there is a shortfall, why Hospitals, Schools, and roads cannot cope. and yet the likes of the BBC never mention that elephant in the room, instead they issue the R card at anybody that does.

So the governments plan to put private landlords out of business is working then. Hope they have a second plan to house all the homeless.

There's no shortfall of properties, just a surfeit of people. We're bursting at the seams thanks to overbreeding and excess immigration. And with the ever-tightening squeeze on landlords - the majority of whom are legit - it's only going to get worse.

You never ever hear anyone say there's a housing shortage because there's too many immigrants being allowed into the country do you. How odd.

Because there are less legitimate landlords prepared to suffer the Tory legislation. It’s just not worth the risk anymore. Change the law, remove the constraints and maybe the situation will improve. The government should be helping landlords not kicking them

I’m already looking at 2/3 of my wages here in bristol if I have to move and get a new place to rent.
