REA Group Chief Economist Nerida Conisbee says there are huge amounts of competition in the housing market, with a freeing up of finance for lending.

The competition is heating up for buyers shopping around for a home loan or looking to re-finance and Australia's lowest mortgage rate has been recorded. "A smaller lender - Greater Bank - are offering a lending rate of 1.69 per cent," Ms Conisbee said.

"It's one of the reasons the housing market has taken off so spectacularly because finance is so incredibly cheap. "The fact you can get lending under two per cent and cashback offers - we've had a real freeing up of finance - I mean it was one of the key things put forward in the budget last year."
