This three-bedroom, two-bathroom condo townhome in unit four of 1735 Walnut Lane features a modern kitchen that includes stainless steel appliances and quartz countertops. Large windows, a fireplace and built-in book shelves along the staircase add special touches.

In late April, the unit was listed for $799,000, Litchmore says. On May 12, the price dropped to $748,000, and on May 30, the price was further reduced to $729,000, Litchmore said. Finally, on June 9, the listing was removed, and a new listing was posted on June 16 with the current price of $629,000.

When the offer came in for unit 13, unit four was still priced high at $799,000, he noted. It was two weeks later that the seller of unit four changed the price to be closer to that of unit 13 when it sold. The price really took a dip when the home was re-listed on June 16, which is when realtor Mario Molin told the Star that he took over the listing from another agent.“We took offers night and we sold it,” Molin said. “We had four offers.”

This process sets up a blind auction, which takes place when multiple bidders make an offer on a home without knowing how much money the others are offering. Usually, this drives selling prices up, Litchmore said.
