Tenants of 1570 Lawrence Ave. W. who have received eviction-for-renovation notices fear being pushed out. Their landlord says they’ll respect their right-to-return.

A corporate memo posted online laid out the features of various properties held by a Toronto company — including a 1960s midrise at 1570 Lawrence Ave. W. secured after a more than $33-million deal this year. It also outlined its goals in black and white: to vacate all apartments and bring in a new “demographic” of renters.

But tenants are skeptical. It’s a case that illustrates a growing anxiety among renters in Toronto — a city where evictions for renovations have been on the rise in recent years, and there’s been increasing awareness of “renovictions” — where a landlord abuses the legal eviction-for-renovation process to prompt turnover.

Mohan, her husband and son are among the tenants currently facing an eviction push, having received formal notice that their new landlord — a numbered company directed by Pulis Investments executive Kyle Pulis, according to public records — intended to start eviction proceedings in order to gut and renovate their homes.

“The building is aging and needs significant infrastructure upgrades to ensure that the building holds up to the safety and livability standards current and future tenants deserve,” it wrote. It pointed to renovations done in other units without tenants facing eviction, and argued residents had “no reason” to distrust its motives.

But even if allowed back after renovations, tenants at 1570 Lawrence point to the disruptive force of losing your home. With the rental market, tenants in lower rent units would likely face sizable hikes in their monthly bills during the period when they’re displaced.

Landlords are a scourge

Housing should never have been commoditized for these parasites. Been happening in Vancouver for years. We tried to warn you. The blame begins with the Chretien/Martin Liberals - they killed the affordable housing programs.

Only mistake was that they were found out!

A Star inquiry to Kyle Pulis about the Lawrence site was sent through Pulis Investments; it was subsequently answered through Drake Property Management, which manages the Lawrence West property.

Wow! Not only is the intention heinous - but also speaks to the lack of diversity/or type of people that work at this company.

JusticeQueen6 Had a licensed broker ask me on the phone what my nationality was this week.

So what did they “MEAN” to say, then?

Paywall: What's the name of the company who owns those rentals?

Oh that's absolutely not legal. And also just abhorrent. Yeah 'mistake'... definitely poor judgement but also definitely intentional.

Must be a horrible time for landlords. People who might or might not pay their rent, due to Covid. People who even if they can pay their rent, do not. Landlords have bills to pay as well, apparently that is lost to the renters.

Demographic could also mean “professional” with a higher income. So spare us with race baiting.

Fixed it.

It should be a very 'costly' mistake. Ford's buddies. Reminds me when Ford sent out the fake invoices trying to steal money from Canadians

they wrote it ... so believe them ... no mistake was made

Article pay walled but may one safely assume the tenants evicted are black? What a shock!

demographic ? Wow..horrid

Racist landlord. Can't tell you how many landlords won't rent out to Black people. This was my experience few years back. Had to go with a white friend to secure an apartment in Toronto. So much racism in Canada. It's disgusting.

It was a mistake to write that down.

Yeah they say it's a mistake now that they've been called out

'In a statement, it said it would respect ejected tenants’ legal right to return, if desired, at a rate similar to what they’re currently paying.' Get it in writing. There isn't a single landlord in Toronto anyone should trust with anything at anytime..they are literally all bad

They probably do want a new “demographic “. People who pay their rent and hv jobs and no criminal problems or drink and drug issues. Some of these old ratty rental buildings are pits. Owners need a clean out of many of them.
