Brennan Investment Group closes in on $500M of Houston investments with Pearland project

Brennan Investment Group will develop a spec industrial building totaling 216,004 square feet on Kirby Drive and North Spectrum Boulevard in Pearland.Brennan Investment Group has acquired 12 acres on Kirby Drive and North Spectrum Boulevard in Pearland’s Lower Kirby district for a spec industrial building totaling nearly 220,000 square feet.

The project, designed to have 36-foot clear height and a 175-foot truck court for trailer parking, brings Chicago-based Brennan’s investments in Houston to more than $470 million since entering the market in 2010, according to the company. The planned building could be leased to one or more tenants."The functionality and variety of tenant options for this site gives us tremendous flexibility in leasing," said Troy MacMane, managing principal of Brennan.

The project is near the southwest corner of Beltway 8 and Texas 288 in a growing region for industrial developments in Pearland. Houston-based Levey Group recently purchased land along Beltway 8 at Almeda School Road in the district for the planned Levey Logistics Park, a two-building project totaling approximately 650,000 square feet.
