Builders are booming in Florida. Toll Brothers builds a much more expensive home then KB or Lennar. Different markets. Affordability is more of an issue.

GFC 2.0 coming to a country near you in 2019. Same same as last time...only 3X as big and 3X as long. Hopefully this time governments will have learned NOT to bail out the banks.
