The team of developers working to remake Piers 30-32 and Seawall Lot 330 at the Embarcadero have redesigned their project.

Strada Investment Group has redesigned its plans for a residential complex at Seawall Lot 330 on the Embarcadero, changing the massing and shaving 136 units from what originally was envisioned as an 850-unit complex.

The new plan, which was spearheaded by Grimshaw Architects, now features three buildings. The tallest will be on the northeast corner of the triangular parcel, where Bryant Street meets the Embarcadero. The largely market-rate tower will rise 230 feet. Nestled between that new building and the existing Watermark tower, an 85-foot, 100% affordable building fronting Bryant Street is planned. A third building fronting the Embarcadero will rise to 105 feet.

The infrastructure and resiliency work was expected to cost $369 million two years ago, but that price tag has ballooned to over $400 million, he said. Whether the density bonus law trumps Prop. B, however, remains an open question. Miller said the San Francisco City Attorney's office is still reviewing the case and has yet to make a determination — but added that an unrelated project in San Diego faced a similar dilemma and prevailed.
