While development has made some people ‘fabulously wealthy,’ others have been shut out. These entrepreneurs aim to build racial equity in the industry.

That’s particularly true for racialized people, who have struggled to get a foot in the door, often because of a lack of family connections and capital, and the inside knowledge it takes to build anything in an expensive, complex city like Toronto.is trying to knock down barriers to the development world by filling in some of the blanks for Black, Indigenous and people of colour .

The FutureBUILDS incubator will be available to between 20 and 25 mid-career racialized entrepreneurs. It officially launches April 29, and if successful, Monumental says at least half the initial cohort will have shovels in the ground on a housing project within three years. “We have a lot of applicants who have a piece of land with a family member, with a friend, on their own, and have no idea what to do with it,” said Ebrahim, a strategist who focuses on community-led policy and is Deloitte’s executive adviser on cities and design.

FutureBUILDS does not stress affordable housing. Hope says it shouldn’t fall on the shoulders of people who have been blocked from participating to fix the problem. That could be something future cohorts of the incubator consider.
