told the commission several city officials, along with Jay Stewart of Stewart Land Use and Zayad’s development team, had been working on the project plan since last December.
“They have been very cooperative and very sensitive to the city’s design standards,” Bichara said about Zayad’s team, noting Zayad also acquired the adjoining property at 15120 Bagley Road, where the Suburban Inn formerly operated.Zayad had a trip generation analysis done, and Bichara urged the city engineer to waive the requirement for a full traffic study because the plan already has been modified to improve traffic flows. No changes will occur to the existing lanes on Bagley and Pearl.
“From my perspective, there is absolutely no need to make the applicant go through the expense and time for a full traffic study,” Bichara said. “There is nothing that can come of it that will change the conditions as they already are.” Discussions about foregoing the traffic study will take place between the city engineer, mayor, building commissioner and service director, after which a decision will be reached.
