As developers race to infill sites amid heightened interest rates, there are fewer and fewer of these properties available.

about four years of steady effort to snag an industrial site next to DFW International Airport.

The three properties Perry brokered are located in Grand Prairie, Grapevine and Southlake. The Grand Prairie and Grapevine properties went to Bridge Logistics Properties, whose parent company is Bridge Investment Group, while Brookfield Properties acquired the Southlake tract. The Southlake property is located on the northwest side of SH 26, west of the airport. Brookfield Properties is planning to construct three buildings totaling 331,000 square feet.

Similarly, the Grapevine and Southlake property acquisitions were the results of years of staying in touch. The Grapevine property closed on July 6, and the Southlake property closed on June 11. So everyone is focused on infill but there aren't infill sites left. Where does that leave the market?
