Two new industrial projects have been proposed for El Mirage, which has continued seeing an increase in industrial development along with the rest of the West Valley.

City documents said the owner, Cold Water Holdings LLC, an entity connected to Utah-based IMS Masonry and Phoenix-based Sutter Masonry LLC, wants to develop a 32-foot-high warehouse for several tenants, some of which includes light manufacturing. Cole & Associates is listed as the applicant and engineer for the site plans.

The remaining 20 acres of the property will continue to be used for agriculture until the truss facility is ready for expansion, documents said. The facility is expected to be open from 6 a.m. to 4 p.m. five days a week with approximately 30 employees. This week, the El Mirage planning commission recommended approval to City Council for site plans for the two projects.City Council also recently approved a site plan for the first phase of a massive industrial park, LogistiCenter at Copperwing, in the same area.of space between four midsized buildings on the northeast corner of Dysart Road and Olive Avenue.
