The developer is proposing to bring more midsized industrial buildings to the market, which continues to see strong demand from tenants. phoenix

Just south of the property, Woodside Homes is proposing to build a 374-lot mixed-density residential project on 72 acres called North Creek Phase 2, according to real estate database Vizzda.The town is one of several that are anticipating massive growth in industrial companies and jobs.

"As the airport continues to grow and develop, this area of the Southeast Valley is evolving into an important economic and commerce hub," project documents said."The proposed industrial, warehouse, and logistics facilities will capitalize on the opportunities presented by this growth and provide economic stability and quality employment opportunities for Queen Creek."

The architect is listed in project documents as Carlile Coatsworth Architects Inc., the engineer is XCL Engineering LLC and the legal representative is Withey Morris PLC. Phelan Development Co. is a private real estate firm that currently has 26 projects underway across the U.S. totaling $1.2 billion in value.in the Valley to keep up with ongoing demand of companies looking for small, midsized and large spaces. The vacancy rate in the third quarter reached a low 2.

The Valley had more than 40 million square feet of industrial space under construction in the third quarter of this year, Colliers International data shows. Much of the growth has been driven by logistics, e-commerce, construction companies and manufacturing. Experts have also said that more small or midsized buildings are needed since most of the tenant demand is within this size range compared to the larger buildings of a million square feet or more.
