Gilbert Town Council will continue discussion on a hotly debated mixed-use project next month.
The Atlas Auditorium at Gilbert Public Safety Training Facility — the site of the town council meeting — was packed to capacity Tuesday with many residents standing along the walls in the back of the room. Most of the audience's attention was on The Ranch — a proposed project from Las Vegas-based developer IndiCap on a roughly 300-acre site on thWithey Morris, the law firm representing The Ranch developer IndiCap, requested a continuance before council took action on the project.
When council members got to public comment, nearly all of the public feedback vehemently opposed The Ranch. During their time to speak, residents pleaded with the council not to allow large structures near their homes. They said they did not want additional noise from large trucks, among other objections.proposed development that received approval from the Gilbert Planning Commission in October
will be industrial space with more than 3.5 million square feet across 16 buildings. Other elements of the development include a 718,000-square-foot business park and two sites that total more than 1.3 million square feet of retail, according to a conceptual site plan submitted to the town council. IndiCap had modified its request to have more space dedicated for commercial use with 255 acres for light industrial, 16.5 acres for a business park and 30.9 acres for general commercial. The roughly 300 acres currently have the following zonings: 56 acres for industrial, 144.7 acres for general office and 101 acres for general commercial.
