It spent just 11 days on the market.

It’s a couple blocks from a lake and even further from the ocean, but this Ocean Grove house sold for $131,000 over asking price.“Everybody noticed the craftsmanship and that they wouldn’t have to do anything to it.”

The two bedroom, two full and one half bathroom Victorian home, built in 1915, was listed February 27 for $1,150,000. It closed April 30 for $1,281,000. “You could tell they spared no expense. All the light fixtures — everything was top notch and very tasteful,” Green said. “They did reuse some pocket doors and other old pieces and built them into the new. You still had a feeling like it was an Ocean Grove home but everything was just done perfectly.”The buyers had been searching on-and-off for five years for a home between Highlands and Bradley Beach, said Daniel Effenberger with O’Brien Realty in Oceanport, who represented them.

Effenberger looked at comparable sales from the past year, list price to sales price percentages, compared this house with others that have sold for over asking price and looked at things like the street it’s on.
