Letters: The government’s obsession with deregulation will do lasting damage to town centres, writes Peter Studdert

Polly Toynbee is right to say that the demise of our high streets can be halted . But she fails to mention the government’s current proposal to allow shops, cafes and other high street uses to change to residential use without the need for planning permission which, far from halting their demise, will only speed it up.

The high Street is normally the highest land rental value historically. Could you explain how your headline changes this? If it does then the use of the space will also change, perhaps even for the better.

Look what’s happened to the High St because of myopic, ignorant and grasping councils and landlords. Charity shops and bargain basement. Absolutely dreadful. Don’t need any more planners taking years to make a decision. Whatever happens can’t be worse than the status quo.

can i ask is it sustainable to have so many shops online and have traffic running around delivering our goods instead of going to high street re carbon emission and the loss of peoples jobs

Disagree- market forces continually shape the high street and that is what we are seeing yet again- local planning can not reverse the changes all it can do is influence at the edges not dictate- more frequently planners prevent rather than create the next phase
