A massive redevelopment plan for the former Creamery site in SoMa has been revised to adapt to current market conditions.

New York developer Tishman Speyer has pivoted significantly on previously approved plans calling for four connected, sloping towers at the former Creamery site in San Francisco's SoMa neighborhood.which was entitled in 2019

at 655 Fourth St. — has been redesigned to feature two, 400-foot high-rises with 1,148 rental units, ground-floor retail and a public gathering place at Fourth and Townsend streets. The redesign would provide an additional 188 homes to the 960 units previously approved. A hotel and co-working space in the original plan have been slashed.was not available for comment on Thursday, but the developer said in its revised application that the changes are a direct result of the pandemic and attempt to ensure the project's viability. SF Yimby"Demand for co-working space has diminished and demand for new hotels is low.

The new design by architecture firm Solomon Cordwell Buenz shifts publicly owned open space from an interior courtyard to the corner of the Fourth and Townsend streets intersection. The landscaped plaza will be surrounded by shops and restaurants. The proposed homes will consist of 287 studios, 415 one-bedroom apartments, 409 two-bedrooms and 46 three bedrooms, and the two towers will feature 138 private balconies.

The previous proposal was designed by internationally known Bjarke Ingels Group. It's unclear why Tishman switched architects.a cafe and informal tech hub by Ivor Bradley that shuttered its operations there in 2020 and
