Our processes today are much more forward thinking, ordering windows seven or eight months in advance… We operate nothing like we did even three years ago. The quality is still the same. But, for example, in those 20 homes we ordered dishwashers six months ago. We ordered $160,000 worth of windows on these projects…
If they’re living there one, two, 10 years, there is flexibility and forward-thinking design on these, where they can customize them or make them their own over a longer period of time. When you could get a 2.5%, 3% mortgage, it was a lot easier of an environment to sell somebody a house. We have pivoted , to getting people five and seven year ARMS and we’ve learned how to sell that. Prices of homes aren’t falsely inflated.
